is the person selling the actual owner?
Legal capacity :
Whether a person selling has the legal capacity to sell?
Property chain :
Whether property chain is ok to proceed?
Encumbrance :
Whether the property is encumbered or third party right in any way created?
Title Documents :
Whether contents of the title documents are ok to proceed?
Approval :
Whether the building has an approved or sanctioned plan?
Transferability of right :
Whether current owner’s right over the property is transferrable?
Litigation :
is there any pending litigation on the property?
Acquisition :
Whether property under transfer is under the acquisition process or acquired by Govt?
Mutation :
Whether the property is mutated in the name of the current owner?
Property tax:
Whether up to date property tax is paid?
Other dues :
Whether other dues e.g. electricity, water, telephone, broadband etc. are paid up to date.
Non -conducting proper due diligence may lead to third-party claims, litigation, and inconvenience to the possession or re-selling of the property. These shall lead to cost, loss or damages to the purchaser.
